Is spray foam the right insulation for your Mount Pleasant home?

Spray foam insulation is foam our crew sprays under the roof deck, into walls or beneath floors of Mount Pleasant homes. It becomes the insulating layer and seals the gaps air sneaks through, so your rooms hold their temperature and the house gets quieter.

Most people who call us have a hot room over the garage, an upstairs that won't cool down or a power bill that climbs every summer, and they've heard foam might help. The price turns mostly on how much area we cover, which foam you choose, how thick it goes and how hard the space is to reach. It also depends on whether old, soaked or dirty insulation has to come out first through insulation removal. The schedule turns on the weather inside your house, because foam needs the right temperature, humidity and dry surfaces to go on properly, and on how long your family needs to be away afterward. When I come out, I look over the spaces you'd like insulated, explain what I found and what I'd suggest, and give you a figure for your own house.

How do you know your attic needs spray foam or better insulation?

Hot rooms upstairs

If the upstairs or the room over the garage stays warm while the air conditioning runs, the attic above is usually letting heat in and cool air out through gaps. The longer it goes, the longer your system runs every summer and the higher the power bill climbs.

Drafts you can feel

A draft near outlets, the attic hatch or the baseboards usually means air is leaking around can lights, pipes and openings into the attic. Adding more insulation on top won't stop it, so you keep paying to cool or heat air that slips straight back outside.

Musty smell or damp stains

Stains on the roof wood, damp old insulation or a musty smell in the attic usually mean moisture has no good way out. Waiting lets that moisture work into the framing, and spraying foam over it would only hide the problem.

How we install spray foam insulation

I start with the roof above, because foam under the roof deck makes a slow leak harder to spot, so any stains or soft wood should be fixed before anyone sprays. I also look for old wiring, water and gas or other fuel-burning appliances, since sealing a space changes how air moves around them. Then we talk through open-cell or closed-cell foam, what each one does in your space and how long you'd be away from home. On install day our crew covers floors and furniture along the path, closes off the work area, sprays the foam to the depth we agreed and adds a coating or drywall over it when the product or the code calls for that covering. Then we clean up and air the house out before you come back.

Foam isn't always the answer, and I'll tell you so. In many attics, sealing the gaps and topping up with blown-in insulation, which is loose fill blown through a hose, gives you most of the comfort for less money. The exception is when your ductwork runs through the attic, because foam under the roof brings those ducts inside the cooled part of the house, and that's when foam usually earns its cost. If sealing and topping up is the better fit, our attic insulation work covers it.

  • Open-cell foam

This suits an attic roof deck or interior walls where you want a quieter house and a lower price, since it costs less and dampens sound well. It lets moisture pass through, so we don't use it where the foam has to act as the moisture barrier.

  • Closed-cell foam

Closed-cell foam is dense foam that blocks moisture, so it suits crawl spaces, rim joists and tight spots where you need the most insulation per inch and a moisture barrier in one layer. It costs more, and it's the one we reach for when damp is the bigger worry.

What changes a spray foam insulation job in Mount Pleasant

The Town of Mount Pleasant requires a permit to build, enlarge or repair any building, and its list names electrical, gas, mechanical and plumbing work but not insulation, so the list alone doesn't settle whether a foam job needs one. The city asks owners to send project details to its Plan Reviewers, who decide what permits, if any, apply. Before we start, we check with them, or with the building office for your address if you're outside the city, and we handle any application and keep you informed.

Near the coast, the attic decision carries more weight. General national guidance finds that sealed, conditioned attics hold up better in hurricanes than vented ones, mostly because their soffits, the underside of the roof overhang, are built sturdier. Vented soffits have been known to give way in high winds, and wind-driven rain is a known problem for vented attics in coastal areas. Many of the lived-in houses we see here have ductwork in the attic and a hot room over the garage, and we see the same on jobs in Charleston and James Island. On those houses I often lean toward foam under the roof deck, once the roof above checks out.

What happens when you call us about spray foam in Mount Pleasant?

  1. Call or send us a note

You call (843) 416-5007 or use our contact form, and we set up a time that suits you for me to come out.

  2. I look over your house

I come out myself, look over the attic, crawl space or walls and the roof above, and ask about the house and anyone at home with asthma or allergies. Your estimate spells out which foam I'd suggest, how thick it goes, what it covers and how long you'd be away, so you know what you're paying for before you decide.

  3. We check permits and spray

If you go ahead, we check with the building office for your address, then our crew protects your home and sprays on a day when temperature and humidity suit the foam. You'll be out of the house while it goes on and until it's safe to come back.

  4. Walk through the finished job

Once the crew is done and the house has aired out, I walk the job with you and show you what we did and why. I don't call it finished until you understand it.

Frequently asked questions

Is open-cell or closed-cell spray foam better for my Mount Pleasant home?

Closed-cell is better where you need the most insulation per inch or a moisture barrier, and open-cell is better where quiet and price matter more. Closed-cell foam is about twice as energy efficient per inch as open-cell and costs more, and it can serve as the moisture barrier too, while open-cell lets moisture through but blocks sound much better. I explain both on site, because the right one depends on where the foam is going.

How much does spray foam insulation cost around Charleston SC?

One Charleston-area pricing guide puts spray foam at about $2,000 to $4,500 for a 1,000-square-foot area with 3 inches of insulation. That's the area's usual price, not a quote, and your figure moves with the foam type, the thickness and how hard the space is to reach. I give you a figure for your own house after I've seen it.

How long after spray foam is installed can we move back in?

Many foam makers suggest about 24 hours before you go back inside after high-pressure spray foam goes on, as long as the recommended ventilation is used. Some products and houses call for a different wait, so plan on a day away for the kids and pets and confirm the time for your product with us before work starts.

What causes moisture problems in an attic with spray foam?

The usual cause is a sealed attic with no plan for getting moisture out. General building guidance says any attic sealed and conditioned with foam under the roof needs a way to remove moisture, and that the plan for keeping it conditioned is the important part. Before we spray, I work out with you how your attic will stay conditioned and dry.

Is spray foam safe for someone with asthma or allergies?

People with asthma, respiratory allergies, skin conditions or a past sensitivity to isocyanates, the chemicals that react to form the foam, are advised to read the product information carefully and to consider another insulation if needed. Please tell me about it at the estimate, and if foam isn't a good fit, we'll talk about other options.

How do I know if old attic insulation has to come out before spray foam?

If it's been soaked, smells musty or has droppings in it, it should come out, because new material around it leaves the problem in place. When the foam goes on the underside of the roof, clean and dry insulation on the attic floor can sometimes stay. I'll tell you which you have when I look.
